INFORMATION FOR LANDLORDS WITH PROPERTY TO LET

Our ‘Fully Managed’ service provides our Landlords with a comprehensive and detailed account of the property throughout the tenanted period. For us, this is an important factor to the service. It provides you, the Landlord, with peace of mind that the tenancy is being conducted in line with the agreement and any concerns with regards to dilapidations are reported and discussed with the Landlord.

Our ‘Fully Managed’ service is inclusive of the following:

  • Free rental appraisal
  • Obtaining and maintaining optimum rental levels
  • Advertising and generally marketing the property in the following ways: In our window, on our website: www.sandersonsproperty.co.uk and on Rightmove
  • Fully accompanied viewings
  • Referencing prospective tenants, using a comprehensive tenant assessment services, which is inclusive of credit and debt searches. This allows us to offer full Legal and Rent Indemnity Guarantees
  • Preparation of tenancy agreements
  • Liaising with your mortgage lender where necessary with regard to references and tenancy agreements
  • Taking a deposit from the tenants; this is held by the Deposit Protection Service until the end of the tenancy, when the property and its content (if applicable) will be checked for wear and tear
  • Six week inspection and either quarterly or every six months thereafter
  • Collecting the monthly rent and paying this over to you, (usually within 15 days of collection) less the fees due for the period
  • Arranging with the service companies (principally gas and electricity) for meter readings and advising them of the transfer of the service contracts at the beginning of each tenancy
  • Co-ordination of repair and maintenance, including arranging for tradesman to visit the property and obtaining estimates where necessary. Checking the works have been completed and settling accounts from rents received.

Please note: Although tradesmen we use are not employed by Sandersons Lettings, they do represent our business when dealing with Landlords and Tenants alike.

Upon registering a contractor, we ensure all necessary Liability Insurance Certificates, Gas Safe Certificate, NIC certified and/or regulated with governing bodies are obtained and kept on file.

The effectiveness and standard of the contractor’s work is monitored by the use of a comprehensive and detailed property day book. This consists of detailed instructions/problems; follow up procedures with Tenants, Landlords and Contractors to ensure all parties are satisfied and the work is complete. If we are unsatisfied with the completed work, the contractor is challenged and negotiations take place to resolve the situation.

All works over a set amount are inspected by our Property Manager before payment is made, thus providing the Landlord with peace of mind and satisfaction that the job has been carried out to a high standard.

  • Compiling a full schedule of condition and inventory for the property and checking this with tenants at the beginning of each tenancy
  • Carrying out a full property inspection and inventory check at the end of the tenancy, dealing with any matters which relate to unfair wear and tear, along with arranging for return of the bond
  • Re-advertise the property to provide maximum occupancy

Our ‘Tenant Finding’ service is inclusive of the following:

  • Free rental appraisal
  • Obtaining and maintaining optimum rental levels
  • Advertising and generally marketing the property in the following ways:

  3. On Rightmove
  • Fully accompanied viewings
  • Referencing prospective tenants, using a comprehensive tenant assessment services, which is inclusive of credit and debt searches. This allows us to offer full Legal and Rent Indemnity Guarantees
  • Preparation of tenancy agreements and all corresponding notices necessary for you to gain the protection of the relevant Housing Acts
  • Liaising with your mortgage lender where necessary with regard to references and tenancy agreements
  • Taking the first month’s rent and deposit from the tenants and forwarding to the Landlord, minus our commission

INFORMATION FOR LANDLORDS WITH PROPERTY TO LET

We encounter many Landlords who wish to transfer an already tenanted property to us for management. This may be for a variety of reasons, from an unsatisfactory service from another agent, to Landlords being too busy to manage the day-to-day tenancy issues. Once instructed, we will deal with the full transfer on your behalf.

We have two transfer packages available, Standard and Recovery.

  • Our ‘Standard Transfer’ is for Landlords who simply want to switch agents.
  • The ‘Recovery Transfer’ option is for Landlords who have tenants with arrears, we will do everything we can to ensure your tenants rent is brought up to date as quickly as possible. Our success rate within this package is excellent!

You can transfer as many properties as you wish. We are fully experienced at transferring tenancies where the tenants are students or claiming Housing Benefit.

We offer a wide range of bespoke services, including:

FULLY MANAGED 12.5 % + VAT OF THE MONTHLY RENTAL INCOME  WITH A £200 + VAT  SET UP FEE
RENEWAL FEE £150 + VAT

TENANT FIND
50 % OF THE MONTHLY RENTAL AMOUNT + VAT WITH A MINIMUM OF £250 + VAT

WE ALSO OFFER AN ADDITIONAL SERVICE OF PROVIDING AN INVENTORY ,CHECKING THE TENANT IN AND OUT AND REGISTERING THE BOND WITH A GOVERNMENT BACKED SCHEME AT AN INCLUSIVE COST OF £150 + VAT
