Fully Managed Letting Serivce

      Our Standard Management Service includes:

  • Full accompanied viewings
  • Interviewing prospective tenants and taking up full references using a comprehensive tenant assessment service which includes credit and bad debt searches, and allows us to offer full Legal and Rent Indemnity Guarantees
  • Preparation of the tenancy agreements and all corresponding notices necessary for you to gain the protection of the relevant Housing Acts
  • Liaising with your mortgage lender where necessary with regard to references and tenancy agreements
  • Taking a deposit from the tenants which is held by the Tenancy Deposit Protection Scheme until the end of the tenancy when the property and contents have been checked for fair wear and tear
  • Six week inspection and either quarterly or every six months thereafter
  • Collecting the monthly rent and paying this over to you (normally within 15 days of collection) less the fees due for the period
  • Arranging with the service companies (principally gas and electricity) for meter readings and advising them of the transfer of the service contracts at the beginning of each tenancy
  • Co-ordination of repair and maintenance including arranging for trades people to visit the property and obtaining estimates when necessary, checking the works have been completed and settling accounts from rents received
  • Compiling a full schedule of condition and inventory for the property and checking this with tenants at the beginning of each tenancy
  • Carrying out a full property inspection and inventory check at the end of the tenancy, dealing with any matters which relate to unfair wear and tear and arrange for return of the bond
  • Re-advertise the property to provide maximum occupancy

Tenancy Transfer

We encounter many landlords who wish to transfer an already tenanted property to us for management.

This may be for a variety of reasons, from an unsatisfactory service from another agent to landlords being too busy to manage the day-to-day tenancy issues. Once instructed we will deal with the full transfer on your behalf.

We have two transfer packages available, Standard and Recovery. Our Standard transfer is for landlords who simply want to switch agents. The Recovery option is for landlords who have tenants with arrears, we will do everything we can to ensure your tenants rent is brought up to date as quickly as possible.

You can transfer as many properties as you like, our success rate with our Recovery package is excellent. We are fully experienced at transferring tenancies where the tenants are students or claiming housing benefit.

Property Refurbishments

If your property needs some TLC then our refurbishment service is exactly what you need. We handle the complete job including initial survey and quotes, arranging contractors and project management through to completion. Clients are kept fully up to date throughout the entire project.
